Understanding Your Tax Bill

We are currently in Fiscal Year 2024 which runs from July 1, 2023, through June 30, 2024.

Tax bills are issued quarterly with due dates on August 1, November 1, February 1, and May 1.

Quarter 1 bills go out      July 1 and are due            Aug 1

Quarter 2 bills go out      Oct 1 and are due            Nov 1

Quarter 3 bills go out      Jan 1 and are due             Feb 1

Quarter 4 bills go out      Apr 1 and are due            May 1

If one of the due dates falls on a weekend day the due date moves to Monday.

The total amount of taxes you pay per fiscal year is calculated by multiplying your assessed value (in thousands) multiplied by the tax rate.

For example,

                -   The average single-family home assessment is assessed at $585,130 for Fiscal Year 2024.

-   The FY2024 Tax Rate is $12.03 per thousand dollars of assessed value.

                Calculation                                              $585.13                                     (thousand)

                                                                x              $12.03                                 (tax rate/thousand

                                                                                $7,040              =           total tax amount for FY2024

The above calculation illustrates the property tax portion of your tax bill. Tax bills will also include a CPF (community preservation fee). Click here for more information on the CPF charge. Your tax bill may also include a betterment or lien, if applicable.
